For a homeowner or real estate professional looking to prevent foreclosure, a short sale company can be a big help. Some will take a flat fee or even a piece of your back end profit to negotiate on your behalf. Be careful though, contracting an incompetent person can lead to financial disaster if done incorrectly. All too often I speak with homeowners who tell me that they already tried a short payoff with someone else and it didn’t work. 3. Explore online forums and networking community’s chat rooms. 4. If you are a homeowner be careful when paying someone upfront to negotiate a loan modification for you. Only pay a service if they are willing to get paid the majority of their fee after they are successful. WARNING: I have been approached by “services” that claim to provide loss mitigation for homeowners in foreclosure. I was asked to partner and work with them. I had considered it until I realized they were charging homeowners for their “help” and were not following through. To me, this is immoral and wrong. A homeowner is putting their financial livelihood in someone else’s hands. Performing due diligence when searching for a company that negotiates short sales is worth the time and effort. Too many people make the mistake of not being prepared before attempting a mortgage discount. Having all the paperwork together that is required by the bank is very important. There are many resources for finding a short sale company or learning how to negotiate a discount with a bank yourself, which can save you money and time.
